Switched to dedicated server outside steam, now major lag!

Hi, I recently decided to use source dedicated server outside steam in order to be able to run it while steam was not running. After doing so, my server had major lag issues and still does. About half the time everyone's ping is fine, but the other half the time the ping spikes up all the way to 800. This happens even when I connect to my server through my own LAN. I look in task manager and srcds.exe isn't using that much CPU, and I even set its priority to high and it still lags. Any ideas? thanks.

Set Ur rates correctly.
Try to set-ur tickrate lower or something.
I've got my srcds running fine now, even people across the world dont get ping spikes from me so its proabally ur computer/internet.
Cause the Dedicated outside of steam use more ports so it should run like somehow better.
Just try the rates first then tickrate, last of all ur ports.

I lowered the tickrate to 33 and set the other rates for a slow internet connection. Its not my internet because when I connect thu my LAN where it doesn't touch the internet it still lags. It doesn't even use up a third of my CPU time either. I've run it on two different computers with the same problem on each. I've also setup pingboosting but the problem is still there.

The fact that I am getting 500+ ping on a LAN server does not add up to bad rates.
